Where to Stay in San Sebastián: Parte Vieja or Gros?

By FredolinePublished 2026-05-07Reviewed 2026-05-077 min read

San Sebastián is small. The pick is pintxos-old-town vs surfer-residential. Both walk to La Concha.

Parte Vieja — for first-timers

Parte Vieja is the old town between Mount Urgull and the Urumea — densest pintxos crawl in Europe (Calle 31 de Agosto, Calle Fermín Calbetón). Best for: first-time visits, pintxos focus, anyone under 40.

Gros — for repeat visits and surfing

Gros is across the Urumea — Zurriola surf beach, residential, where San Sebastián locals actually live. 10 min walk to Parte Vieja. Best for: surfers, repeat visits, longer stays, light sleepers.

What to avoid

  • Hotels far from the centre marketed as "Donostia": Verify on a map — Donostia is bigger than the tourist core.
  • Anywhere outside the city advertised as "5-min from beach": Often 20+ min by car.

Quick pick

First-time, pintxos: Parte Vieja. Surf, repeat visits, longer stays: Gros.

Compare: Parte Vieja vs Gros.
